During my many years in French real estate on the French Riviera (the Cote d'Azur as we affectionately call it) and in France I have solved many and varied problems for many clients. I have negotiated many sales and purchases and each one is different. Each one has it's own story. I'd like to tell you a little bit about the story above.
![]() One of my clients wanted to buy a classic French Property in a excellent and highly sought after area. It was the culmination of a life long dream for him in an area he had known when he was younger. Obviously this was starting out to look like an emotional purchase and that can be very dangerous when you buy a French property ... In fact ANY property no matter the place! So we made an investment plan and proceeded to source potential properties for sale. After a few weeks I had found a couple of properties that fitted the plan and started negotiations on one of them. As negotiations progressed it looked to me as if there was little room for us to manoeuvre, so we pulled out and let the property go. manoeuvre Note: If you have no room to move and negotiate your position is weak and your potential for profit on purchase is very limited - In this kind of situation it is best to walk away. This is one piece of expert advice. I continued to search for a few more weeks and then I found it!
![]() The perfect place in the perfect location (LOCATION is ONE of the Keyword when you buy a French Property). In fact, any property, this is another piece of expert advice). The seller was motivated and we had a reasonable starting price. It was a large property with a 200 years old main house (Mas Provençal in French), a converted stables for guest quarters and a small house for a caretaker. The property needed a lot of work and the owner was also a foreigner. Now this had the makings of a good opportunity. We started the negotiation process and managed to agree on a price a few hundred thousand euros under asking. All was looking good...possibly too good! I started to think... Where is the catch? What am I missing here... and then I got it! The caretaker! What you may be thinking? The caretaker? Now here was the problem... It was also the opportunity! I did some careful research and whilst I did this we continued with the purchase of the property. It turns out that the caretaker and his family (the three children were born on the property!) had been there for approximately 30 years. ![]() Now, 30 years is a long time to be living somewhere and in France that gives the caretaker rights. If we wanted him and his family to move... Which we did of course... Then it was going to cost someone money. A lot of money! And I was going to make sure that it was not us! Note: being a full time resident on the property (the caretaker) and his family was not part of our purchase plan. I decided that now was the right time to bring this up with the owner of the property and make it a part of our negotiations. Yes! we were still interested in buying the property, but it had to be free and clear of any tenants and that included the caretaker. There was a pause in the negotiations... and then the owner came back to us and agreed to our request. So, we went ahead and my client bought the property at the price we agreed. We later found out that it cost the owner approximately €80,000 to move the caretaker from the property! Had we not been able to buy the property free of any tenant we would have walked away. The owner and seller knew this and decided that he wanted to sell and would pay the costs. Now you may be thinking we were a bit tough on the "poor old owner" of the property and for the caretaker and its family... Not so! We had a plan. We knew WHAT WE WANTED AND STUCK TO OUR PLAN! We were prepared to "Vote with our feet" until we found the perfect place at the perfect price that suited our plan. The owner had his plan...maybe...and most likely made a profit on the property anyway; perhaps not as much as he wanted, but he wanted to sell and he sold and for his reasons. A happy ending for everyone!
